Philip Bramsen '69

Phil has been active in the commercial real estate industry for over 20 years. His extensive brokerage work has evolved into a professional expertise in tenant representation and the development of single tenant NNN assets. Phil’s considerable development work includes dozens of ground-up single-tenant projects in multiple markets including California, Oregon, Washington, Colorado, Nevada and Arizona.

Prior to his brokerage career, Phil owned and managed retail and wholesale automotive aftermarket businesses operating throughout the Western U.S. This background enabled him to foster many strong relationships with automotive clients, and eventually, other retail operators, representing their interests for new store and development programs. His focus towards pads and outparcels has grown to include an ample amount of work with drive-thru and quick serve restaurant concepts. He has completed hundreds of real estate transactions while representing an extensive list of national, regional, and local tenants, as well as landlords and investors.

He is a graduate of The University of Arizona and a member of the International Council of Shopping Centers.

 

 

James Schaller '82

Upon graduating from the U. of A. in 1982, I started as a researcher for Merrill Lynch Commercial Real Estate in Phoenix and moved up to an industrial broker handling industrial leases and sales. I moved to the investment brokerage side of the business handling mostly multi-family and industrial properties.

In 1987, Karl Eller recruited me to work at the Circle K Corporation in store development. I moved up through the real estate department to the role of the Corporate Director of Real Estate responsible for all office and industrial properties owned and leased by Circle K. I wrote the consolidation plan for the Circle K Corporation’s administrative offices during their Chapter 11 bankruptcy and was responsible for over $500 million in real estate assets.

In 1994, I went back into the brokerage business with Prudential Commercial Real Estate in Phoenix specializing in investments. Our team was hired by America West Airlines to create and implement their consolidation plan which resulted in the highest dollar volume of leases in Phoenix at the time.

In 1997, I started my own company, Schaller Real Estate, LLC and concentrated on brokerage of all sorts of commercial properties. My main client was Karl Eller, who had started Eller Media Company, and I represented his company for all of their office leases, land purchases, as well as doing joint ventures designed to secure billboards that were vulnerable to redevelopment. During this time I handled investment sales of retail, industrial and office, in addition to vacant land to a stable of other clients.

In 2002, Karl Eller recruited me to invest in and run a new company that served as an advertising platform for people that wanted to sell their homes without a Realtor, and that company was called Buy Owner. We opened in 2003 and were very successful and opened in Tucson and were in the process of opening Las Vegas when the downturn of the real estate market started in 2006. We ultimately sold the company in 2008 and I returned to my own brokerage company where I still am today.

Today I represent 5 different groups in all of their commercial real estate needs. I specialize primarily in land located in the downtown Phoenix area and investment sales in the metro Phoenix area.
